Return-on-Equity and 1031 Exchange Analysis
Return on equity (ROE) is the most important metric measured for income properties. To determine your equity, we prepare a property valuation and review any debt on the property. By calculating your ROE, we discover your true return – information crucial to achieving your investment goals.
Our analyses usually find that many multifamily investors are achieving underwhelming returns below four percent, with many achieving returns below two percent. In such cases, we may include a 1031 exchange analysis to demonstrate an investor’s potential to significantly increase their ROE by performing a 1031 exchange into another investment property. A ”1031 exchange” refers to section 1031 of the IRS tax code, which allows investors to sell their investment property and use the proceeds to acquire a new investment property while deferring taxes associated with the sale.
